Above 4 million you are into the larger contemporary villas and the more exclusive gated streets, rising to around 12 million euros for the best of the current stock.

Villas currently run from about 950,000 to 12 million euros, with a median near 3.65 million. Plot size, sea view and whether the property sits inside a gated community are what move the price most.

Apartments and penthouses run from about 395,000 to 4.3 million euros, with a median near 799,000. For comparison, the same property type in neighbouring Puerto Banus carries a median closer to 960,000 euros, so the same budget generally buys more space here than it does at the marina.
