How the buying process works
A typical resale purchase runs 6 to 12 weeks from accepted offer to keys. You reserve the property with a small deposit, sign the private purchase contract (Arras) with 10% within 2 to 4 weeks, then complete at the notary 4 to 8 weeks later. Off-plan runs on a stage-payment schedule with completion when the building is delivered.
Budget roughly 10 to 13% on top of the purchase price for total acquisition costs: 7% transfer tax on resale (10% VAT plus 1.2% stamp duty on new-build), notary and land registry fees, and independent legal fees of around 1% plus VAT.
