Refer your buyers to a Marbella estate agency that handles the whole sale. Your client stays yours, we work in their language, and you are paid on completion.

Referral Partnership Programme

Costa del Sol Referral Partner Programme

You have the client. We have the coast. Introduce your buyer to La Sala Homes and we take the sale from the first viewing to the notary, in their own language, while they stay your client throughout.

Why introduce your clients to La Sala Homes

Part of The La Sala Group

Restaurants, the beach club and two decades on the coast. Your client has probably already heard of us, which is a different conversation from introducing them to a name they have to look up.

On the doorstep of Puerto Banús

Our office sits in Nueva Andalucía and we know the urbanisations street by street, from Estepona to Marbella East.

Fourteen languages, nine spoken in the office

British, Spanish, Swedish, Norwegian, French, Bulgarian, Russian and Estonian, so your client is looked after in the language they actually think in.

We handle the whole sale

Viewings, negotiation, lawyers, notary, keys. You introduce, we deliver, and you are copied in at every stage.

Your client stays your client

We do not market to them, we do not add them to our mailing list, and we never go round you.

Marketing you can use

Unbranded brochures, floor plans and current prices for anything we hold, so you can put a property in front of your client under your own name.

Registered in writing

Tell us about your buyer before anyone speaks to them and we confirm the registration in writing within two working days.

Paid on completion

Once the sale completes at the notary you invoice us and we pay you, on the terms agreed in writing before you introduced anybody.

The La Sala Group

From Hospitality to Homes

La Sala began over two decades ago as a hospitality brand on the Costa del Sol: acclaimed restaurants like La Sala Banus and La Sala Puerto, the iconic La Sala by the Sea beach club, and a loyal international community of residents, holidaymakers, and investors. Over the years, our guests kept asking the same question: can you help us find a home here? The answer became La Sala Homes, a natural extension of the Group, built on the same relationships, local expertise, and commitment to exceptional service. Today, La Sala Homes combines the Group's deep-rooted reputation with a modern, tech-forward approach to real estate. When you partner with us, you're connecting your clients to a brand they already know and trust, one backed by a lifestyle ecosystem that no other agency on the coast can offer.

Meet the Management Team

A close-knit, multilingual team with deep roots in the Costa del Sol property market.

How it works

Five steps, and the only one that needs anything from you is the first.

Get in touch

Send us a short message below: who you are, where you work and how you would like to work with us. One of the team contacts you.

We check, and send you the agreement

We look at your company and your documents, then send you the collaboration agreement to sign. Your commission is set out in it, agreed with you before you introduce anybody.

Register your buyer

In writing, before anyone has spoken to them. We confirm within two working days and tell you there and then how we are treating the introduction.

We run the sale

Property selection, viewings, the offer, the reservation, the lawyers and the notary. You stay informed throughout and as involved as you want to be.

You invoice us on completion

Once the sale completes at the notary and we have been paid, you invoice us and we pay you.

What happens to your client in Spain

Buying here does not work the way it does at home. This is the process your client goes through, and the part of it we take off your desk.

Viewings

In person or by video, planned around the dates your client is actually here. We send you the feedback after every one.

The offer

Put in writing with the price, the conditions and the timetable. We negotiate it and come back to you before anything is agreed.

Reservation

A reservation deposit takes the property off the market while the lawyers do their work. It is normally held by the agency or the lawyer, not the seller.

Due diligence

Their lawyer checks the title, the debts, the licences and the community. We put the file together for them and chase what is missing.

The arras contract

The private purchase contract, normally ten per cent. It fixes the final price and the completion date, and it carries a penalty on both sides.

Notary

Completion happens in front of a notary, with both parties or their power of attorney. The keys change hands there.

Land Registry

The deed is registered and the community is told who the new owner is. Until that is done the purchase is not finished.

Taxes and costs

Budget ten to fourteen per cent on top of the price: transfer tax or VAT, notary, registry and legal fees.

What buying actually costs

The purchase process, step by step

Visas and residency

Mortgages for non-residents

Who we work with

If you have a client who wants to buy on the Costa del Sol, there is a way to work with us.

Your client stays your client

We never contact your client outside the sale you introduced them for. They do not go on our mailing list, they are not called by another agent here, and when the sale is done they go back to being yours. A registered introduction is protected in writing, and that protection is in the agreement you sign, not in a promise on a web page.

Questions we get asked

How does the referral programme work?

You introduce a buyer who wants to purchase on the Costa del Sol, we handle the sale from first viewing to notary, and you receive a share of our fee when it completes. You sign one agreement at the start and register each buyer in writing before anyone speaks to them.

What commission do you pay?

It is agreed with you in the collaboration agreement, and it is a share of the fee La Sala Homes receives on the sale, never a share of the purchase price. What you earn depends on the kind of introduction and how involved you stay, so we set it out in writing before you introduce anybody.

Do I have to be a registered estate agent?

No. We work with registered real estate companies and with individuals. You do need to be able to invoice us, which in Spain means being registered as self-employed or trading through a company, and abroad means the equivalent where you are.

Do I need to come to the viewings?

If you are based on the Costa del Sol, yes, and it is in your interest: an introduction you accompany is worth more than one you do not. If you are based outside Spain and your clients live abroad, you are not expected to travel.

How do I register a client, and how long are they protected?

By email to info@lasalahomes.com, before any contact between your client and us, with their name, phone and email. We confirm or decline within two working days. A confirmed registration is protected for twelve months, and that protection covers their spouse or partner and any company they control.

When am I paid, and how?

On completion, once La Sala Homes has itself been paid, against your invoice. We do not pay on exchange, on reservation or on a promise, because we are not paid then either.

Which areas do you cover?

The whole Costa del Sol: Marbella, Puerto Banús, Nueva Andalucía, Benahavís, Estepona, Sotogrande, Mijas, Fuengirola, Benalmádena and Marbella East. If your client is looking somewhere we do not hold stock, we will say so rather than waste their trip.

Do you work with agents outside Spain?

Most of our partners are outside Spain. Our website runs in fourteen languages and the office speaks nine, so an introduction from Stockholm, Warsaw or Amsterdam is handled in the client's own language from the first email.

Can I stay involved in the sale?

As involved as you want. Some partners introduce and ask only to be kept informed; others join the viewings by video, sit in on the negotiation and come to the notary. Both work, and we adapt to you rather than the other way round.

What do you need from me to get started?

Nothing to begin with. Send us a short message and one of the team gets in touch. We then send you a short partner form for your company and tax details, and if we need any documents you can simply email them to us.

Ready to Work Together?

Get in touch to discuss how we can collaborate. Whether you have a single client or an ongoing referral pipeline, we'd love to hear from you.
